Liz & Derek's Visit to North Devon
Lee House is exceptional. The best b and b we have stayed in. The selection of food available for breakfast could not have been better in a 5 star hotel. They catered for my dietary needs and the presentation of the food was excellent. The room was very comfortable and beautifully decorated as was the rest of the house. Best place to stay in Lynton
Another wonderful day at Lee house. Love the garden room, bed is so comfortable and lovely to have the garden area to sit in after a long days walk in the beautiful area. Fantastic breakfast choices and a beautiful place to stay. Great location in Lynton for restaurants and a choice of walks.

An excellent stay
We very much enjoyed our stay in this comfortable guest house.We had everything we needed including a very comfortable bed, quiet room and plenty of choices for the delicious breakfast.Our room on the top floor had everything we needed for a comfortable stay - we particularly liked the extra large bed and the fact that our room had a bath.Lee House is well located - just a few steps from the shopping area of Lynton and close to the cliff railway to Lynmouth.There is also street parking (overnight) as well as dedicated parking at the back of the guest house involving a short walk.We will definitely return.

General Policy

Reservations

You are deemed to have agreed to these terms and conditions when making a reservation.We respectfully remind guests that a reservation, whether made online, by email, telephone or letter is a legally binding contract. We do not accept group bookings and reserve the right to cancel bookings made directly or via a third party any group bookings made without our knowledge.

Age Restrictions

We welcome guests, aged 14 and over to stay at Lee House. The maximum occupancy in each room is 2 people. Guests under the age of 18 must be accompanied by an adult staying in the room. Hollerday offers twin beds.

Cancellations

Your direct reservation is made with Lee House / the Management and represents a legally binding contract between us. We will require a debit/credit card number to secure the booking. We accept Visa and Mastercard.

Here is our cancellation policy:

Bookings cancelled greater than 14 days prior to 4pm on the day of check in will incur no charge.
Bookings cancelled within 14 days of 4pm on the day of check in will be charged the full cost of your stay.
Non-arrival on the day of check in will incur a charge the full cost of your stay.

We will make every endeavour to re-let the room. If the room can be re-let to the full value of the cancelled booking there will be no charge. In order to avoid this undesirable situation, we would strongly advise you to arrange holiday insurance cover. In the event of a delayed arrival or early departure, there can be no credit for room nights or meals not taken during your stay.
We reserve the right to cancel a booking with a full refund after confirmation has been received.
We also reserve the right to terminate your stay without being liable for any refund or compensation when discomfort or distress is caused to other guests.
Whilst we endeavour to supply your first choice of accommodation we reserve the right to change the room if and where necessary. There will be no extra charge in the event of an upgrade.

Change of booking details

Subject to availability and at our discretion, we may agree a request for minor alterations to bookings up to 2 weeks before the date of arrival, but any reduction in the number of nights and/or guests booked constitutes a part cancellation and will be treated on a pro-rata basis.Bookings that cannot be rescheduled in the current season may be treated as a cancellation on the part of the guest and the cancellation policy will apply.

No refund or reduction will be made for last minute changes to your booking including late arrival, meals not taken, temporary absence or departure earlier than booked (including early departure notified after arrival).

Miscellaneous

Full payment for your booking is automaticaly charged to the card details provided on the morning of your arrival. We accept Visa and Mastercard. If you prefer to make a cash payment please let us know in advance.

Lee House is a non-smoking and non vaping establishment.

We regret that guests are not permitted to consume takeaway food in any of our bedrooms.
Check out, on your day of departure is by 10.00am.

Parking

Subject to availability, we offer free parking to our guests during their stay at Lee House. Guests are able to park from 4pm on the day of arrival and for 1 hour after check out.
If for any reason we cannot offer parking we will advise in advance.

Breakages and Repairs

We understand that accidents can happen, but we reserve the right to recover the cost of making good any significant damage, breakages, costs for deep cleaning rooms tainted by smoking or other strong aromas, and replacing lost keys. I a breakge occurs we will discuss this with the guest and we reserve the right to charge for anything deemed to be beyond reasonable wear and tear. We will present the guest with a bill/estimate for repairs/replacement and will take steps to recover the cost from the guest.
